low-budget bungalow 52 m²

The headline already reveals the special challenge.

The Romanian client wanted a small bungalow with a kitchen-living room, two bedrooms and a chapa roof on a narrow urban plot in Villarrica, surrounded by sufficient walls with burglar-proof roller gates.

 

At the same time, high safety and quality standards were imposed. For example, a conduit system for a TV surveillance system with four camera locations and central control with UPS was planned. After completion of all work, the perimeter wall was additionally spanned with live wire.

 

Since the terrain sloped slightly downwards towards the road, the building level was raised by approximately 0.5 m, the foundations were made watertight, and a capillary barrier was installed to prevent rising damp.

To allow for the possibility of adding another floor or retrofitting with a solid brick roof, foundations and base walls had to be constructed accordingly, and potential loads had to be transferred via integrated reinforced concrete columns.

The strip foundations were embedded approx. 50 cm into the ground and bricked up to FB level.

The point foundations of the planned reinforced concrete columns go 60 cm into the ground and are reinforced with steel cages.

They are connected to the lower ring anchor in the plinth wall.

The upper ring beam is also connected to the reinforced concrete columns and also forms the window and door lintels.

All water installations are made with polyethylene pipelines and welded to be pressure-tight and longitudinally force-fit.

The roof truss with ducktail (‘cola de pato’) is anchored in the masonry and is prepared for the sandwich trapezoidal sheets.

After completing the plastering and painting work, tiling the entire house and bathroom, the locksmith work for the veranda and the enclosure gates remained.

The windows and exterior doors were not included in the order and were made exclusively by a Romanian carpenter according to the customer's special requirements. This was the first project with an official building licence.
